DHA RENEWS AGREEMENT WITH ALPHA-BARNES REAL ESTATE SERVICES.

The Housing Authority of the City of Dallas, Texas (DHA) has renewed it's nearly five year old agreement with Alpha-Barnes Real Estate Services (A-BRES) for co-management of six existing public housing/low income housing tax credit (LIHTC) properties and three similar properties that will be constructed over the coming three years. In the co-management relationship, DHA manages and leases the properties and A-BRES coordinates the LIHTC compliance and reporting and provides management expertise and advice. According to Theodore Jefferson, Vice President of A-BRES, "We are all very pleased that the Board of Directors, the President and the rest of the staff of the Dallas Housing Authority has been satisfied with our performance under the intial agreement and have seen fit to extend that agreement for at least two more years. ALPHA-BARNES REAL ESTATE SERVICES SELECTED TO MANAGE NORTH TEXAS PORTFOLIO FOR FOUNDATION COMMUNITIES.

Alpha-Barnes Real Estate Services is pleased to announce that it has been selected to manage three properties located in the Dallas-Fort Worth area on behalf of Foundation Communities of Austin, Texas. The three properties include Sleepy Hollow Apartments and Shadow Brook Apartments in Arlington and Peters Colony Apartments in Carrollton. Foundation Communities is a nationally-recognized non-profit organization that providing affordable housing, community learning centers, supportive housing, and asset-building opportunities. In addition to the North Texas portfolio that is now being managed by Alpha-Barnes, Foundation Communities manages it's own portfolio of over 1,000 additional units in Austin and Travis County. VIVIAN DUNAGAN JOINS ALPHA-BARNES REAL ESTATE SERVICES.

Alpha-Barnes Real Estate Services is pleased to welcome Vivian Dunagan as it's new Senior Regional Supervisor. Vivian was previously employed by Amerisouth Management and brings solid experience in affordable housing to Alpha-Barnes. In addition to her property management responsibilities at Alpha-Barnes, Vivian is also scheduled to serve as President of the Apartment Association of Tarrant County (AATC) during their 2005/2006 year. ALPHA-BARNES REAL ESTATE SERVICES HIGHLIGHTED IN HARVARD UNIVERSITY ARTICLE.

Alpha-Barnes Real Estate Services is prominently featured in a recent publication entitled Assessing Property Management for Affordable Housing. This analysis was authored by Mark Diaz of the Fellowship Program for Emerging Leaders in Community and Economic Development at the Joint Center for Housing Studies of Harvard University. The article compares self-management and third-party property management of nonprofit-owner, affordable multifamily housing. The management relationship between Alpha-Barnes Real Estate Services and Alamo Area Mutual Housing Association is highlighted as an example of a positive working relationship between a nonprofit provider and a fee property manager.

In the article, Mr. Diaz comments: Alamo Area Mutual Housing Association and Alpha-Barnes collaborate as partners with their organizational counterparts from top management to the property level.

ALPHA-BARNES REAL ESTATE SERVICES AWARDED MANAGEMENT OF FOUR NEW PUBLIC HOUSING-LOW INCOME HOUSING TAX CREDIT PROPERTIES ON BEHALF OF THE HOUSING AUTHORITY OF THE CITY OF NEW ORLEANS.

Alpha-Barnes survived a rigorous bidding process and was recently awarded management agreement to operation four new public housing/LIHTC properties currently under construction in New Orleans, Louisiana. The contracts are with Lion d'Or, Inc., a developer entity controlled by the Housing Authority of the City of New Orleans. One of the contracts (for Guste Homes) is an agreement where Alpha-Barnes will be providing training and compliance monitoring to the Resident Management Corporation at that property. This represents the first time a local RMC has been selected to manage a new public housing/LIHTC property and Alpha-Barnes is very pleased to be working with all of the entities involved. The properties are expected to open in late 2005 and early 2006.
